Tanglewood Forest, 78748, is Austin's hottest neighbourhood of 2026, Redfin says - a $405,000 median, down 5%, with 20% of homes sold above list against 11% across the metro
Four of the five ZIPs on Redfin's list sold for less than a year earlier; the ranking is growth in listing views and how hard a home is to win, not price.

What hottest means here
Redfin ranks ZIPs "by year-over-year growth in listing views on Redfin.com and Redfin Compete Score", its 0-to-100 measure of how hard a home is to win. To qualify, a ZIP needed "50+ home sales between July 1 and August 31" and a Compete Score above 50. The neighbourhood names are Redfin's own; it notes that a ZIP "may encompass more than one neighborhood".
Redfin calls Austin a buyer's market, and reports its Austin sales manager, Scott Gustafson, as saying competition is concentrated in pockets rather than spread across the metro area. In Tanglewood Forest, its agents say move-in-ready homes are drawing multiple offers.
