Austin's permit record puts $245,000,000 on the rebuilding of a 92-home affordable complex on McCann Drive into 110 homes - five permits issued Friday in 78757, where the city's own housing corporation put $11.7 million into the same project

Two building permits at 8801 McCann Drive carry 90 and 20 new dwelling units over four storeys; every row lists the same $245,000,000 declared value. The permit pages sit behind a security check, and the state's file on the project refuses to open, so the figure stands as the city's data states it.

On Friday 16 October the City of Austin issued five building permits at 8801 McCann Drive in the 78757 ZIP, Council District 7, its issued-permits data shows. All five are new commercial construction, class "C- 105 Five or More Family Bldgs" on the two buildings, status Active, applied for on 29 December 2025.

The record describes the job as "[SMART HOUSING] Redevelopment of Existing Site. New Construction of 4- Story Affordable Housing to Include 2 Connected Fire Areas and associated site improvements." Permit 2026-136577 BP is the first building, 120,233 square feet and four floors, "Fire Area 1: Includes 90 new dwelling units leasing office and learning center." Permit 2026-136578 BP is the second, 28,277 square feet, "Fire Area 2: Includes 20 new dwelling units." Permits 136579 to 136581 are three 400 square foot dumpster enclosures. The permits expire on 15 April 2027 if the work does not start.

The figure on the record

Each of the five rows carries the same declared job value: $245,000,000. The city repeats a project's value on every permit at the same address, so that is one figure for the whole job, not five. The permit detail pages on the city's permit portal answer every request from here with a security check, so the figure could not be held against the permit itself.

What the city has said elsewhere is smaller. The Austin Housing Finance Corporation, the city's own housing non-profit, announced on 29 September 2025 that its board had awarded the Crossroads Redevelopment at or near 8801 McCann Drive $11.7 million, made up of $7,500,000 from 2022 general obligation bonds and $4,200,000 from the North Burnet Gateway, "to redevelop an existing 92-unit multifamily housing property into a 110-unit multifamily housing community". The community "will be located within a half mile of high frequency transit". Of the 110 homes, 22 are to be affordable at or below 30% of median family income, 83 at or below 50% and 5 at or below 60%, with a 99-year affordability period on 14 units that had earlier city funding and 40 years on the other 96.

The project's own total budget is not on a page we could read: the Texas Department of Housing and Community Affairs' 2025 tax-credit application file for the site (number 25187) returns an error to every request. The $245,000,000 stands as the city's data states it, unverified.

Where it stands

The 90 and 20 new dwelling units on the two permits add to the 110 homes the housing corporation named. The permits are Active, issued 16 October; the 78757 page carries the ZIP's permits, its code cases and the development cases that moved this week.

Corrected 19 October 2026: the first sentence had the permits issued on the 16th but dated the city's record to Friday the 17th; 16 October was the Friday.

The Check

What Was Said
The City of Austin's issued-permits data lists a declared job value of $245,000,000 on each of the five permits issued 16 October 2026 at 8801 McCann Drive, 78757, for the four-storey affordable housing redevelopment.
What the Source Says
The Austin Housing Finance Corporation's release of 29 September 2025 says it awarded the Crossroads Redevelopment at the address $11.7 million ($7,500,000 from 2022 general obligation bonds and $4,200,000 from the North Burnet Gateway) to turn a 92-unit property into 110 homes. The permit detail pages on abc.austintexas.gov could not be read (security check); the TDHCA application file 25187 returns 403.
The Difference
The record's figure is one figure for the whole job (repeated on every sub-permit) and could not be confirmed on the permit page or against the developer's own budget, which no readable page gives. It stands as the city's data states it, unverified.
