Permits for 19 apartment buildings holding 402 homes are issued on one 60-acre tract at West SH 71 and Old Bee Caves Road, 78735 - 26 permits on 14 October, on land the city's planners recommended rezoning in 2024 for 660 homes

The city's rows give the homes building by building, from four to 36 a building; the 402 is their units fields added together. Every one of the 26 rows carries a declared value of $1,000,000. The 2024 zoning file put completion in 2027.

On Tuesday 14 October the City of Austin issued 26 building permits across two addresses on one tract in the 78735 ZIP, 8900 West State Highway 71 and 9119 Old Bee Caves Road, its issued-permits data shows. Every row is new commercial construction under "Commercial Expedited Review", marked "[APPROVED]", status Active.

Nineteen of the permits are apartment buildings. The largest, three of them, are 36 homes in 38,582 square feet; four are 30 homes in 38,520 square feet with private garages; six are 24 homes in 24,946 or 24,992 square feet; three are six homes in 13,218 square feet; three are four homes in 8,781 square feet. Added together, the units field on the nineteen rows comes to 402 homes. The other seven permits are a club building of 8,953 square feet, a pool pavilion, a maintenance building, two trash enclosures and two lift-station enclosures.

The figure on the record

Each of the 26 rows carries the same declared job value, $1,000,000. As with every project on the city's record, the value on a sub-permit is not added up; the figure stands as the rows state it, and the permit detail pages sit behind the portal's security check.

Where it stands

The tract went through the city's zoning process in 2024 as case C14-2024-0032. The staff report to the Planning Commission of 9 July 2024 gives the site as 8900 and 8956 W SH HWY 71, "60.665 acres", owned by "Marx Family Property, LLC", and says staff recommended multifamily zoning for "the proposed 660 multifamily units", about 11 homes an acre. The transportation memo in the same file describes "a mid-rise multifamily development with 660 dwelling units" with three driveways, one on SH 71 and two on Old Bee Caves Road, and says "Construction will occur in one phase and is expected to be completed in 2027."

The 402 homes permitted this week are the first building permits on the record at these addresses. The ZIP's other rows, its code cases and the development cases that moved this week are on the 78735 page.
